About the Project
16 Powerhouse is a recently completed in-fill project in midtown Sacramento. It is part of the revitalization of the area. The mixed-use project includes 50 market-rate one and two bedroom apartment units with balconies, including 5th floor penthouse units. The apartments sit above four local businesses, including restaurants and a coffee house. Residents can expect a variety of amenities, including a bicycle storage, pet washing, and a courtyard with lounge area, BBQ, communal table, and fire pit.
16 Powerhouse was developed with materials and processes that leave a net-zero carbon footprint. It is anticipated to be the first unsubsidized LEED-Platinum sustainable mixed-use development in the area. Sustainable features, such as a photo-voltaic/thermal solar system, gray water collection for landscape irrigation and EnergyStar-rated appliances, will result in much lower utility bills for residents.
The project also features a first-of-its-kind parking structure for the area. Drivers pull into an empty space on the first floor, and that space either stays on the first floor or moves up to the second. The system moves the empty space around, as needed, to allow someone to pull in or out of the garage. The prime location and unique features of this development have made it a hot location for Sacramentans.
